FEE STRUCTURE FOR LANDLORDS
MANAGEMENT FEES

Fully Managed Service
We charge an initial fee equal to 5% of the annual rent (no VAT charge) for signing up a new tenancy on your behalf. Thereafter, we charge 13.8% (no VAT charge) of the gross rent, every month, for the period of the tenancy. For example, for a gross rent of £1000.00 pcm, our fully managed service charge would be £138.00.

Tenant Find Service
For a tenant find only service, the fee would be 75% of one month’s rent (VAT charge).

Rent Collection Service
For rent collection, there is an initial fee equal to 50% of one calendar month’s rent. Landlords will be invoiced for this amount when the tenants sign the contract. Thereafter, we will charge 10.8% (no VAT charge) of the gross rent for the period of the tenancy.

FEE STRUCTURE FOR TENANTS

To secure your property, we charge a Holding Deposit, which is equivalent to one week’s rent. The Security Deposit, also known as a Damage Deposit, is equal to one month’s rent, payable at the signing of the contract. We are required by law to register all deposits we receive, and we are members of two schemes:

If you wish to leave the tenancy earlier than the rest of your co-tenants, and wish us to re-advertise your room for you, there is a charge of £50.00.

We no longer charge Admin Fees as this is now banned.

If tenants are locked out of their property during office hours, we take a deposit of £20 for tenants to borrow our spare keys which is refunded when the spare keys are returned. However if you are locked out during out of hours (evenings and weekends) we will charge a fee of £15 to send an emergency contractor.

We charge £10 per key to replace any keys tenants have lost during or at the end of the tenancy.
