FEE STRUCTURE FOR LANDLORDS
MANAGEMENT FEES

Fully Managed Service
For our fully managed service there is an initial fee equal to 5% of the annual rent (no VAT charge). Landlords will be invoiced for this amount when the tenants sign the contract. Thereafter, we charge 13.8% (no VAT charge) of the gross rent for the period of the tenancy. For example, for a gross rent of £1000.00pcm, our fully managed service charge would be £138.00.

Tenant Find Service
For a tenant finding service, the fee would be 5% of the annual rental income, with no VAT charge.

Rent Collection Service
For rent collection, there is an initial fee equal to one half of one calendar month’s rent plus VAT. Landlords will be invoiced for this amount when the tenants sign the contract. Thereafter, we will charge 10.8% (no VAT charge) of the gross rent for the period of the tenancy.

FEE STRUCTURE FOR TENANTS

Deposit is equivalent of one month’s rent, payable at the signing of the contract, only if you can provide a EU or UK guarantor. If not, a DOUBLE deposit is required. Deposit is returned at the end of the tenancy.

A set up fee of £100.00 per tenant is charged (no VAT), which covers the cost of preparation of contract, obtaining references and guarantors and lodging of deposits.

There is a late payment fee of £30.00 applied if rent is more than 14 days late. If we are unable to contact you by email or ‘phone, £20.00 will be charged if we write to you.

We charge £10.00 per key for any keys lost that have to be replaced by us at the end of the tenancy. We take a returnable deposit of £20.00 if a tenant needs to borrow our keys.

If we have to attend the property out of hours to give access due to loss of keys there is a charge of £50.00.

If you wish to leave the tenancy and wish us to re-advertise the property for you, there is a charge of £50.00.
