GENERAL INFORMATION FOR TENANTS

Our Philosophy

Acknowledges that we will only remain a major specialist provider of student housing by continuing to offer the widest choice possible and to ensure better value for money.

Why use a specialist student management agent?

We are much more alert and responsive to the changes in student needs and preferences.

We can provide well informed advice about areas and the suitability of individual properties.

We ensure that the properties viewed are actually available to let, preventing the waste of time on wild goose chases.

We offer accompanied viewings from our office if required.

We fully support the Newcastle Student Accreditation Scheme. Our Director is a senior member of the committee that created the scheme, and a Newcastle graduate.

We also support the National Association of Estate Agents and the Greater Tyne Landlords Association codes of practice. We have NAEA accredited staff and our Director is Chairman of the Greater Tyne Landlords Association.

We are open six days a week (except between Christmas and New Year) and have the resources to provide 24-hour emergency assistance.

These safeguards are in place to protect students from unreasonable or unprofessional behaviour, which could arise through not using a professional agent (eg undue delay in the return of a deposit).

We advise early application, as the early bird does catch the worm, with the best properties being generally the first to go.


Tenancy

  • An Assured Shorthold Tenancy is used for all tenancies.
  • Termination during tenancy: a suitable replacement tenant must be found or rent continued to be paid.
  • Tenancy period : usually 6 or 12 months. Short term lets are sometimes available.
  • References (bank, employer, previous landlord) or Guarantor required

Rent Payment

  • Rent is payable calendar monthly in advance by standing order.
  • The deposit: one months rent, payable at the signing of the tenancy

Additional Financial Responsibilities

  • Water rates
  • Council tax (students will need to provide exemption certificates).
  • Gas, electricity and telephone.
  • Insurance of own property, e.g. computers, jewellery etc.

Fees

  • £75 per person plus Vat, ONLY on signing the tenancy.
