GENERAL INFORMATION FOR LANDLORDS

Management Type

  • Full Management: A comprehensive management service which includes our letting service, followed by rent collection and organisation of any necessary maintenance, with monthly statements sent to you and/or your accountant.
  • Partial Management : This can be adapted from our full management service to suit individual requirements. An example is rent collection only.
  • Letting Service: A tenant finding service to include finding tenants, tenancy documents, collecting references/guarantors and deposits.
  • Project Management: We can search for investment property on you behalf and manage refurbishment, interior design and furnishing.

The Tenancy

  • Tenancy Type: An Assured Shorthold Tenancy, which ensures that possession is recovered at the end of the term
  • Term of Tenancy: A minimum six month term (usually 12 months for students).

Landlord Responsibilities

  • Mortgage payments
  • Buildings & contents insurance (tenants insure own contents)
  • Repairs
  • Management fees
  • Meeting legal requirements of property letting (eg annual gas safety certificate)
  • Meeting Accreditation Scheme requirements for student properties (full information available on request)
